Wormie, I'm blaming it on you!
The bank's been DRAGGING along, because the appraiser hasn't been doing what they're supposed to - and the loan officer wasn't keeping on top of her. I went down there in person today, fully intending to tell them that if our seller isn't contacted by tomorrow afternoon with an appointment, that we'd be going elsewhere. (DH has had an account there for nearly 40 years - his account number is less than *600*! Sheesh, you'd think they'd jump through hoops for long-term account holders!)
After talking things through, and the officer realized that there is no property attached, he could do the valuation on the computer. And the next thing I know, he's telling me to have the seller's bank fax him a payoff notice, that we won't need to go through the lawyers, all we need is a title search and we can probably sign... tomorrow. That they'll handle all of it even though we don't have the downpayment in hand, just give it to them when the house here sells.

BAD part of town these days - I wish we could have gotten out before the slide. But oh well.

| | Needs too much work, and there won't be enough left over each month to be able to buy more than just a handful of very cosmetic touch-ups. Even if it were in perfect condition, I'd be afraid to try and rent to folks in this part of town now - the only people who would be willing to live here aren't likely to be good tenants.
I'm not sure I'd want to go the landlord route even if the house were perfect, it's just not "me".

It's a factory direct site - they're in S. Florida and do same or next day shipping. To me it is overnight - to you I think it would only be 2 day - if you need anything. I may need a wardrobe or two and boxes for the picture frames. |

| | We're thinking three weeks. I told the seller the last weekend of this month for her, I want to be able to clean some out there before we move in, then hopefully we can go in the first weekend of October.
We have the AWESOMEST credit union on the planet. Remember I said yesterday that they'd go ahead and do the financing on the 80%, and we could just do the downpayment later when we actually sell the current home? Walked in today - they decided to finance 100% for us. NO points or PMI or whatever. Just boom, done. Without even being asked!  Monthly payments are therefore higher, but we have no downpayment hanging over our heads, and anything we clear on the sale of the house is ours to do with as we will. (Which, of course, will go straight to debts, not fun. Ah well.  ) This means that we don't have to feel like we *must* make a certain amount on this house, although of course we don't want to just give the thing away. We can just wipe the slate clean and move on (ha, ha) with our lives and finances.

| | We have no idea. On Monday we're going to work out my starting date. They may want me to start as early as in 2-3 weeks!  I'm packing - hate it!! Problem is, I don't know when we're moving and I don't know where. I've contacted some appts that I've seen on-line, but no vacancy till the end of Dec so far.  They might want me to work "part time" commuting 3 days a week for a while - I'll know more on Monday. Looks like our move might be around the same time as yours. |
